With roughly 15,763 households in Cerritos and a median income of $133,953, a good number of these garages have been upgraded at least once since the house was built - insulated doors, quieter belt-drive openers, battery backup units for the openers that keep running during a power blip. That's different work than what we do in pockets of the wider service area still running original 1960s hardware. When a door here does fail, it's often not the whole unit; it's one part that's aged out while the rest of the door is in decent shape. We look at the bracket, the spring, the opener logic board, and the track separately before we recommend tearing out a whole system. The climate here is mild temperate, so we don't see the swelling, warping, or rust-through that garages in wetter or harsher climates deal with - wood rot on an old wood-paneled door is rare here, and steel panels tend to hold their seal for a long time. That means a lot of the failures we find are mechanical wear rather than weather damage, which is usually the cheaper problem to fix.
